Service & Charges

At Example Company we provide a professional service, down to every last detail and to that end we offer three distinct packages to Landlords.

Full Management

12.5% of the monthly rent for the term of the lease

This service includes:-
  • Initial discussion and inspection of the property
  • Consultation on rental valuation
  • Advertising the property on our daily listings and website
  • Taking up references for prospective tenants
  • Providing forms for the tenant to sign up for utilities
  • Ensuring that final readings of utilities are taken at the end of the tenancy. We also take over the supply when the tenant vacates the property if a new tenant hasn't been found.
  • Drawing up and supervising the signing of a legally approved lease agreement. Production of full inventory, if your property is furnished and checking upon vacation of property
  • Hold one month's rent plus £100 as a security deposit against damage to your property
  • Regular six month inspection of property
  • Take a final inspection of the property. Any damage is deducted from the tenant's security deposit
  • Pay the rates on your property, if requested
  • See to any maintenance problems that may occur. In this respect we reserve the right to authorize repairs/replacements up to £250 without prior consultation, at our discretion

All accounts are paid monthly and issued on or about the 12th of each month for the previous month's transactions. Please note that this includes instances where the tenant has moved in on the 1st of the month. Nett monthly income is paid to Landlords directly into the Landlords nominated bank/building society account. A statement of account is issued monthly on all accounts where there is a transaction. You will receive the statement approximately one day before the funds reach your nominated account.

LET ONLY (Finders Fee Only)

75% of first month's rent. £75 for renewal of lease to an existing tenant.

This service includes:-
  • Advertising your property on our property available listing
  • Finding a tenant
  • Taking up references
  • Drawing up and supervising the signing of a legally approved lease agreement
  • Collecting the first month's rent and month's rent plus £100 as a security deposit from the tenant. This will be paid to you, less the deducted fee and VAT, via us. All successive rent will be paid by the tenant direct to your nominated bank account.
  • Take meter readings and advise MEA/Manx Gas at start of tenancy only

WITHDRAWAL FEE - £75

This fee is invoiced and payable with either a Full Management or a Let Only Property where the Landlord cancels either service after initial instruction has been received.

NB - Please remember it is very important that you should advise your insurers and mortgage lender of your decision to rent out your property.

House Sitting

Going away on business or holiday? Why not allow Example Company Limited to take away your worries by checking on your property while your away

We can:-
  • Putting out bins and recycling containers on due dates.
  • Ensure your heating is switched on the day of your arrival so the house is toasty on your return
  • Ensure you have necessary items on your return, such as milk, bread and a nice bottle of wine to unwind from travelling
  • Watering your house plants or feeding the goldfish
  • Remove mail from your door
